House and Gites for Holiday Let.

The area:
The house is situated on the edge of a small hamlet Puysserampion - appox.3.5km from Allemans du Dropt with it's restaurant, shops and 15th century church. The market town of Miramont is a 5 minute drive with supermarket, a number of cafe bars, tennis and cycle hire. Horse riding and golf courses are a 15 minute drive away. Bergerac, with it's airport (daily flights with Ryanair and Flybe) is only a 30 minute drive. Bordeaux is a little over an hours drive.

Lantogne is surrounded by high mature and manicured hedges with a private gate with entry phone system. Once you enter the house you will be greeted by a number of French doors which lead onto the large terrace with built in BBQ, table and chairs for outdoor dining. Directly ahead is the large mature garden and pool (10x5m) The depth 1.1 - 2.2m

The house is bright, elegant, cool and spacious with light tiled floor. On the ground floor there is a large L-shaped living area with comfortable sofas, dining table, satelite T.V., both French and English V.C.R., C.D player and music centre.

The lounge leads into a fitted kitchen with electric oven, gas hob,microwave, fridge freezer. The kitchen has beamed ceiling, a less formal dining table and breakfast bar with T.V. A door leads onto the large terrace which stretches across the rear of the whole house. From the kitchen you enter the utility room which has the dishwasher and washing machine.

On the otherside of the lounge you will find a corridor with doors to two bedrooms one double, the other twin with french doors on the terrace. A bathroom with bath bidet and twin sinks( there is a separate WC downstairs) separates the bedrooms.

In the corner of the lounge staircase leads to a large landing area with double sofa bed. There is a shower room with WC and hand basin. Two more bedrooms lead fron the landing, both enjoying access to the balcony and fantastic views of the pool and beyond of the undulating countryside.

A cot, high-chair and babysitter is available upon request.

The Gite:
The gite consists of a large kitchen/dining room, with two bedrooms off one side, and a small sitting room off the other. Both bedrooms have plenty of storage space, and the kitchen is fully equipped with modern fitments.

There is a high level electric oven, 4 burner hob, washing machine, dish washer and micro wave oven, plus all other equipment you would expect to find in a modern kitchen. The sitting room has a sofa and sky tv with a VCR, and plenty of video tapes for you to enjoy. Off the sitting room is a shower room and WC.

The building is modern, set well away from the owner's house, with a small covered terrace at the front, and a large open terrace at the rear, with a small grassed garden. All windows are double glazed and the gite has its own oil fired central heating system with every room being heated.

Outside there is plenty of parking space, and the whole property about half a hectar in size, is fenced all around, and accessed through large lockable gates. There is a swimming pool for the tennant's own use. We are situated in the country with fields and woods around. Eymet is 10 minutes drive away. Miramont 5 minutes, with the hamlet of Puysserampion within walking distance.
